Newspapers/ Penny Advertisers

The local classifieds is a great way to market if you have the money.  I try to advertise in a smaller local publication.  The newspaper I like is full of mostly classified ads and is free to all home owners in my area of Tampa Bay, opposed to a larger news paper which cost money to buy.

Smaller newspapers allow me to target certain areas of the county rather than the whole thing.  Smaller newspapers are cheaper than larger ones; I pay 32/week in my medium size classified paper than pay 150/week in the local metropolis newspaper.

Look for a classified newspaper or magazine in your area.

I like to advertise in the “mobile homes in parks for sale section”.  Experiment with other sections.  I feel there is too much competition in the “Real-Estate Wanted” Section most newspapers.

This will generate calls.  You should be expecting to hear from sellers with mobiles in parks AS WELL as attached to land.  These can certainly make for great deals when the right ones are presented to you.

Concerning mobile homes attached to land; there is still virtually little to no completion AND conventional bank financing is almost as hard to get as homes in parks.  These deals can be even greater; greater in value and greater in profit (if you know how to structure your deals right).  I tend to purchase mobiles on land at a rate of half compared to that of homes in parks.
