Step Right Up!: Filling Your Investment Manufactured Home

Well as you know I currently have a 1 vacancy (great for over 50 filled); it’s a 4/2 mobile home, located in a quiet family rental park, central heat and air, large deck, the home is in need of major finishing inside.Finishing needed includes: partial dry wall, kitchen cabinets installed, carpet needed, appliances needed, bathtub and toilet set in master bathroom.

Yes, the home does need quite a bit of work but remember what have said, “Price and terms cure all.” I am selling the home in as-is condition to a handy family that is willing to do the work involved to make the house a home. (Sound cliche but it’s true.) So I’m making the “move in” non-refundable down payment very low PLUS the first 6 months only half payments will be due. Sweat equity, manual labor and materials is more valuable to me than a $2,000-$4,000 move-in fee.

Isn’t it hard to sell homes with this must repair needed? On the contrary, selling a mobile home with a lot of potential is easy when you structure the payments correctly.In fact when selling mobile homes (with a note, owner financing, rent to own, lease options) it is easier for an end-user to bring skills tools, and rehab experience than it can be for him/her to provide a deposit over $5,000.

The problem I am currently having is that potential buyers need to get approved by the park manager before moving into this particular mobile home.I have had 2 applicants apply just this past week and they both got turned down for having had DUI s in the distant past. What a weird coincidence.  Because of the park (land) owners written rules and regulations these 2 families, qualified in every other way will not be approved for this particular park.

This brings me to my next point: Every park’s requirements and restrictions are different.The owner of the park can refuse rights and access to their community based on age, criminal record, work history, eviction history, credit record, etc.  A paper copy of all rules and regulations for the park should be requested on your first visit.
