If you comb through your local online advertisement site, let’s say Craigslist.com; you will find at least a dozen of advertisements for mobile homes that must be sold and “must be moved” in order to buy. These homes offer a great source of inexpensive quality homes for the prepared investor to pick up (minus land) for pennies on the dollar compared to what your competition may be paying. (Dig your well before you’re thirsty!!! AKA: Get started now!)
Q.) Why would a mobile home need to be moved before I buy it?
Answer!) The sellers/owners of a mobile home, and the land the home sits on, may wish to sell the mobile home and keep their land. These sellers may wish to upgrade to a larger or newer model mobile home or build a more traditionally site built home. The owner’s old manufactured home may need to be removed from its foundation before a new mobile home can be pulled on to the concrete slab foundation.
Most manufactures and dealers will not remove a buyers old mobile home if it is greater than 15 years old. So what can a home owner do with this large old mobile home that may or may not need repairs? The answer is to try and sell their old home for… well, anything. Remember that a metal scrap company may charge a few hundred to a few thousand dollars to remove this old home. Because of this removal fee charged by mobile home removal services, many mobile home owners choose to sell their home themselves, typically for pennies on the dollars or FREE of charge.
THAT’S RIGHT I SAID FREE!!!
You will know these ads because they will let you know that “Home Must Be Moved” in the description text.
Call local movers in your area. You do not need the best company just the cheapest company that will safely and legally get the home moved (within town) and “Re Set-Up” (Water, Plumbing and/or Gas connected and leveled). One or more of these connecting services may need to be preformed by a professional.
If you do not have vacant “mobile home classed” land of your own, try working with a small mom & pop mobile home park. Work with the park owners to help increase their park occupancy, foot traffic from potential buyers and put more money in their wallets from you paying them lot rent once the home is full. (Now is the time to negotiate FREE lot/pad rent as long as your home remains vacant now and in the future. Remember as struggling park needs you as much as you may need them.) Perfect example of a win-win business relationship… and this happens all the time. Establishing a relationship with park managers and owners you may currently know is an easy method to keep vacant land on retainer for when you need it later.
