Deciding Which Homes to Mail Flyers to (K.I.S.S.)

Two big questions I get: Are what types of properties do I buy? & Where on Earth do I find all my leads?

Great Investors are Great Marketers!!!

There’s no getting around this fact. However this does not require you to go run-out and get your PhD in Advertising and Marketing.  Most of the best deals I’ve ever purchased have been found through 1 form of traditional advertising or another.

Then what’s the secret? You have to implement these actions on a daily basis.  Here’s what I mean; while trying to find an out-of-town Best Buy store that I’ve never been to before I got myself turned around and ended up on some back road.  To my surprise I found a great subdivision of about 200-300 manufactured homes of which I plan on purchasing as many as possible!!!

My strategy: Get my business’s flyer in front of every home owner (not only active sellers) by any means necessary.  The first avenue: Mailings. I’ll be mailing out (first class stamp) my “We Buy Manufactured Homes” letter to every manufactured home owner whether they are advertising or not.

Here’s why…

Because manufactured homes are tricky to secure financing for; many buyers will not find approve-able bank financing to purchase a MH (cash) and therefore many soon-to-be sellers will be unable to sell. This is the Golden Opportunity many investors are still looking for! Therefore it is a relatively fair estimation that most manufactured home owners (who aren’t currently selling) will become more motivated sellers over time (and realize they need your help to sell).
