How to Find Mobile Home Parks to Invest Within

The first ACTION ASSIGNMENT I teach is to go after the lowest hanging fruit (the easiest deals to get your hands on = mobile homes for sale within parks).  A top method for finding these deals is to cruise for cash and start driving your local neighborhood mobile home parks.

Prescreen the parks you will be driving through. Make certain for your first Deal each park allows for:

1. Owner-Occupied Park
2. All Ages welcome
3. Pet Friendly
4. Average Lot Rents for surrounding area
5. Not listed with a Realtor (collect address but NOT 1 of your 50)
6. Asking price under $25,000 (to be negotiated much less)

Once you have mapped where you will be farming for leads; head out and cover a lot of ground. Collect 50 OR MORE leads before you call your first one! Why you ask? To keep your forward momentum moving! Out of these 50 leads we should be able to close 1 to 3 Win-Win-Win deals.

If on the other hand you collected 10 leads, called them all, set no appointments = You would be disheartened and discouraged to go back out and get 10 more leads… and you just may give up before you strike GOLD

4. Craft Offers
5. Rebuttals
