How To Make Money With Real Estate – Moving mobile homes for profit (No land req.)

 

[This technique is responsible for over 22 mobile home transactions. Thanks Frank!  This powerfully simple techniques is being used in todays market to make thousands for mobile home students/investors who know how and who take action.]

A common challenge with purchasing mobile homes that must be moved (once bought by you) off the current land TO another piece of land (of your choosing) was what to do if you own no land of your own? The answer is two parts: the 1st step is to strike a relationship with a local park to comp you FREE monthly pad rent for a few months if you transport a used mobile home to their park (many park owners will do this to entice your business to the park). The 2nd step is to NOT PAY for transporting the home or pay for permits. But how?

Here’s the goal in real estate as I see it.

1. Find real estate at a discount before anyone else finds it.

2. Get the DEAL under contract and/or purchase home before anyone else at a fantastic price.

Then either:

3. Wholesale – Assign the mobile home for quick cash if possible
3. Sell the mobile home at a retail price for all cash if possible
3. Sell the mobile home via down payment and monthly cash flow if possible
3. Rent the monthly home for monthly cash flow if possible.

4. Repeat step 1 thru 3 (Getting better and better each time)

If you have been around mobile homes for any length of time you know that you can get a complete mobile home in sellable condition (without the land) for between FREE to $5000. Does everyone disagree with me or have any questions?

Obviously a complete 3/2 mobile home for under $5000 is not a brand new home, but you can then turn around and sell this same mobile home for 100% to 1,000% return on your investment at minimum.

ROI on a FREE mobile home is INFINITE…

Many mobile home owners outgrow their current mobile home, or perhaps they just want a bigger/newer mobile home. Seller’s that own their own land as well as their mobile home can simply call a mobile home manufacturer and order a new mobile be brought to his/her land. But what about the older home?


Will the dealer take them back? No, most dealers won’t take back a mobile unless the home is like new.

Will an end-user (someone you would sell a mobile to on payments) take them? Most end users wouldn’t know how or where to move the mobile home to. Plus moving a mobile home costs money and you must pull proper permits. Very few mobile home buyers will do this much work! (their loss is your gain)

Can the owner sell them to a scrap metal yard? Yes, but the owner must still pay for the home to be demolished and transported to the local scrap yard. This takes time and money.

Can the owner try and sell the unwanted mobile home to an investor or give it away for free? Yes the owner of a mobile home can choose to simply sell the home to an investor or may choose to give away his home for free because there are no other alternatives.

It’s not that the mobile home is not valuable; it’s just not valuable where it sits…

In this article I want to talk about a cool new way to find and acquire mobile homes that ‘must be moved’… but won’t have to worry about pulling the home, paying for permits, and/or repairs. Back in 2004 I had the pleasure of meeting a gentleman by the name of Frank while waiting in the checkout line at Target. He owned and operated a less than successful mobile home transportation business. Light bulb idea!!!


Would Frank joint venture with me if I made the spread nice enough for him? YES! Frank and I partnered, and so can you. I (the investor) would find, negotiate and fund (creative financing usually) each mobile home that must be moved. Frank would move, set-up, skirt the home, make slight repairs, and pull proper permits for each home. We split the deals down the middle 50/50.

You can focus on finding and creating deals. (This is all A+ grade work for you that will produce you the most money for your time.)

You don’t have to worry about moving, pulling permits, or any other hassles. Let Frank worry about that come with transporting a mobile – that is his job after all!

You can spend your time trying to market the home for resell once the home is brought to your land or a mobile home park.

You are able to not come out of pocket a dime for transpiration, permits or repairs (and whatever else you are able to negotiate with your ‘Frank’.)

50% of a deal for simply doing his job. Whoever you joint venture with must be able to review your past successful transactions to see the profit potential, otherwise he/she is just trusting you on blind faith.

Instruction To you

1. Close and sell a few (1-3) mobile home deals on your own. (In parks or on land)

2. Call around and meet with local mobile home transporters in your area. Ask if they would be willing to partner with you and show them cash flowing monthly numbers.
If the owner is slow for work they may agree with your proposal. I was young and offered too much to Frank. Start the deal splits at 70/30 with 70% of the profit going to you. Either way you will still making money with deals you would have been interested in without ’Frank’.

    Hi John, Have been reading your blog for a while. I can see how this techniques would work. Do you worry about frank not preforming the job satisfactorily? And is this info include in your mobile home cash flow system? BTW great video from yesterday, than for being so open about your past. I was one of those investors you talked about, not in LA though.       Hi Beth, thanks for following along! No I didn’t worry about Frank not preforming to his duties. it is important before working with anyone that you check if they know what they are talking about, if Frank was brand new I would have been a little more reserved to work with him. Also we did one deal at first (so i could evaluate his work -visa-versa) we then did loads more deals because we both felt comfortable with each other.

    John, can you give examples of the deals made with specific numbers? I get the point, but don’t see how it can be done. Who’s paying Frank? If someone is selling one that must be moved, do they want to pay to have it moved? Or, will they, after not being able to sell it have to give it up and leave it?
